Oyez has amended the Tenancy Agreement forms listed to reflect certain legal and procedural changes which have come into force. In particular, we have updated these forms to refer to the Immigration Act 2014 and the Carbon Monoxide and Smoke and Carbon Monoxide Alarm (England) Regulations 2015 which came into force on 1st October 2015 and which require landlords to provide their tenants with a working smoke alarm or carbon monoxide detector when the tenancy begins. In addition, we have also mentioned the requirement to serve a notice under section 21 of the Housing Act 1988 which the Assured Shorthold Tenancy Notices and Prescribed Requirements (England) (Amendment) and Regulations 2015 prescribed for use under sections 31 and 33 of the Deregulation Act 2015 on 1st October 2015. Last year, the Dispute Protection Service (DPS) launched some new rules for its new Tenancy Deposit Protection Service Custodial Scheme to protect the deposits of tenants who are letting property on an assured shorthold tenancy. Because Oyez already publishes AGREE22 for DPS's insured scheme, we have added AGREE25 for use under DPS's new custodial scheme. Although it may still be possible to continue using current versions of these forms, subscribers to this range may prefer to use the latest versions of Agreement forms 1 to Agreement 24 immediately. Finally, AGREE19_Expandable and AGREE20_Expandable have been removed from your system(s) as the revised AGREE19 AND AGREE20 forms should now allow for sufficient space.
