Splitting of Law Society range: We have now moved all of the TA TransAction forms from our main 'Conveyancing - Law Society' range to a separate 'Conveyancing - LS Transaction Forms' range.
Pursuant to the announcement made on EFIS No.6/2009 in January, the Home Information Pack (Amendment) (No.3) Regulations 2008 amend the Home Information Pack (Amendment) (No.2) Regulations 2007 in relation to the contents of any home information pack which is assembled on or after 6th April 2009.
In particular, Schedules 11 and 12 of these 2008 Regulations prescribe the contents of the new property information questionnaires which are required documents and must be included in any home information pack which is compiled on or after 6th April.
The Law Society has drafted two new TransAction forms to comply with Schedules 11 and 12 of these 2008 Regulations.
TA0 is the Law Society’s new form for a property information questionnaire when a new home is sold and TA00 is a new form for a property information questionnaire for all other types of residential property.
The Law Society’s TransAction Working Party has also amended TA1, TA6, TA7 and TA10.
EFIS No.6/2009 notified you of the immediate withdrawal of the existing TransAction forms TA3 and TA14 which the Law Society has discontinued.
The current editions of TA11 and TA12 have been replaced by the second edition of TA6, so TA11 and TA12 have become obsolete and should no longer be used.
The second editions of TA1, TA6, TA7 and TA10 can be used by practitioners before 6th April and replace the first editions of TA1, TA6, TA7 and TA10.
TA0 and TA00 need not be used immediately, unless the first point of marketing a property falls on or after 6th April when the 2008 Regulations will come into force.
