The Local Land Charges Act 1975 granted the Lord Chancellor, in conjunction with H.M. Treasury, power to prescribe fees for local land services in England Wales.
The Constitutional Reform Act 2005 amended the 1975 Act to enable registering authorities to set their own fees for local land charge searches, subject to guidance which the Lord Chancellor has published.
From 1st April, conveyancing practitioners should make their own enquiries as to what their local authority will charge for a search submitted on LLC1 and so we have deleted the fees on page 2 of the LLC1.
CON26 and CON26A have been amended in respect of the clause concerning damage to the premises.
We have inserted a new enquiry in section B of the General Enquiries part of CON291 to take account of the new Tenancy Deposit Protection scheme which will be introduced in England and Wales on 6th April.
Finally, the LRAP1, LROS2 and LROS3 have received minor field amendments and are also available for your immediate use.
