The Regulatory Reform (Business Tenancies) (England And Wales) Order 2003 introduced new procedures under Part 2 of the Landlord and Tenant Act 1954 on 1st June.

We have amended enquiry 13 (B) of CON294 to refer to these new procedures but also to the old regime where a court order was sought before 1st June. In addition, enquiry 14 has been inserted concerning Value Added Tax.

Finally, we have taken this opportunity to amend condition 10.3.4(a) of the Contract Incorporating the Standard Commercial Property Conditions (Second Edition) which now refers to section 19 (1A) of the Landlord and Tenant Act 1927.

Practitioners should use this updated version of form SCPC1_2 immediately.
